Sometimes the Right Move Is Staying

For Acuitas Therapeutics, UBC was never just an address.

It was strategic. The location kept the company close to the research ecosystem that helped shape it from the beginning, including institutional relationships, specialized infrastructure, and a highly educated talent pool.

So when Acuitas began assessing its long-term space needs, the question was not simply whether the company should stay or move.

It was whether UBC was still the right environment for the business to keep operating, growing, and planning ahead.

Staying Is Not the Same as Standing Still

A lease renewal should not be treated as the default. Staying in place still requires a decision.

Floorspace thoroughly reviewed the market and explored viable alternatives, including relocations into existing laboratory spaces and the potential of converting existing office space into a laboratory. The goal was to explore all potential paths forward to make an informed decision about the best real estate strategy for Acuitas’ operational goals, future needs, and long-term plans. After that review, UBC remained the strongest fit. Not because it was familiar, but because it continued to support how the company operated and where the business was headed.

Building the Lease Around the Business

Traditional real estate conversations often start with the space itself: the address, the square footage, the rent, and the term. Those details matter, but they were not the whole decision for Acuitas.

The bigger question was whether the structure behind the space still reflected how the business actually operated today and how they expected to operate in the future.

The location worked. The lease renewal structure needed to work harder.

Christopher O’Neill had worked with Acuitas for several years and understood the company, the environment, and why UBC continued to matter.

This was not about pushing the company toward a new address or treating the renewal like a standard transaction. It was about understanding what the business, and the people inside it, needed from the space every day.
