Quadreal and PC Urban, together with MCMP, have submitted an application to the City of Vancouver for approximately 265,000 sf of office and retail space near Victory Square, at the corner of Cambie and West Pender Street.
The partners at MCM Architects, who designed the building, are well known for their office projects in Vancouver. Their team has delivered some of the most recognizable buildings in the city – including Bentall 5 and The Post, where Amazon plans to house thousands of employees over the coming years. The building’s architectural expression is a sculpted form achieved by a process of subtraction in response to contextual constraints. What meets the ground as a rectangular form is transformed through a terraced low rise base, angular high rise tower form to create a ‘crystalline’ building that addresses the site and its relation to nearby Victory Square. The building form is driven by a deep recognition of the significance of Victory Square throughout the entire calendar year.

Both the developer and the architect appeared quite enthusiastic about the project, including the small details like retaining the heritage building on the northwest corner of the site, and repurposing it as a potential “bistro” location.
The unique façade expression is informed by both the building’s historical context and performative building envelope design. The texture created on the façade responds to fenestration qualities found within the retained Cleland-Kent building façade in addition to buildings within the immediate context of Crosstown, Gastown, and Chinatown.
