A Relationship That Started in 2020
We first began working with Sportschuetz & Company in 2020. At the time, the firm was looking to establish its long-term home and purchased a strata office at Houss in Mount Pleasant. The newly completed development offered an opportunity to build equity, establish roots in one of Vancouver’s most dynamic business districts, and create a workplace that reflected the firm’s ambitions.
As the practice continued to grow, so did its space requirements. Rather than relocating immediately, additional space was secured within the building, allowing the team to expand while remaining in a location that aligned with its culture and client base.
Eventually, however, the firm’s success created a new challenge. The business had outgrown the building itself.
More Than Square Footage
For Sportzchuetz & Company, the search for a new office was about more than simply finding additional square footage. The firm wanted a workplace that reflected the quality of its brand, supported collaboration, and created the right experience for both employees and clients.
Working alongside founder Tim Sportschuetz and his team, Floorspace’s Christopher O’Neill helped navigate the next chapter of the firm’s real estate strategy.
The result was a new office in Mount Pleasant with nearly four times the footprint of the firm’s original space.
While many aspects of the search influenced the final decision, one observation stood out. The eventual space captured attention almost immediately because of the quality of its marketing materials. Professional photography and thoughtful presentation communicated the experience of the workplace before the first tour ever occurred, serving as a reminder that how a space is presented can play an important role in how it is perceived.

The Result: New Office Space in Mount Pleasant

Today, Sportschuetz & Company is positioned for its next stage of growth while remaining in the Mount Pleasant community it has called home for years.
The new office was also selected with future expansion in mind. Plans are already underway for two additional private offices, bringing the total to nine private offices, alongside a boardroom that accommodates up to 12 people.
More importantly, this project represents another chapter in a relationship that has evolved alongside the business itself. From purchasing a first office, to expanding within the building, to ultimately transitioning into a significantly larger workplace, the firm’s real estate strategy has adapted as its needs have changed.
The best real estate partnerships rarely end when a transaction closes. As businesses grow and evolve, their space needs evolve with them. We are grateful for the opportunity to continue supporting Tim’s Construction Law on that journey.
